Alpine Residential project to reach completion in Hicksville by end of year

A residential building is set to provide Hicksville with 189 new residential units.

Alpine Residential will open a 236,000-square-foot, four-story mixed-use project at 99 Newbridge in Hicksville in early 2026. The building will have studio, one, two, and three-bedroom units available with 5,700 square feet of amenity space, according to Todd Schefler, a managing partner for Alpine Residential.

The apartments will come unfurnished, but they will have nine-foot ceilings, a washer-dryer, hardwood floors and stone kitchen countertops. Of the 189 units at the new development, 19 will be designated for affordable housing, according to Schefler.

The communal spaces will feature landscaping, courtyard spaces, a pool, a grill area, children’s playrooms, co-working spaces, fitness centers, a game lounge, a resident lounge, a pet spa, bike storage, underground parking and a 24-hour concierge, Schefler said.

Marketing for preleases is expected later this year as the building’s opening comes closer, according to Schefler. Apartment rent has yet to be determined by Alpine.

Alpine purchased the land for $14.5 million and then budgeted $128 million for the project. The development company also received a $10 million grant from the state to help with the building. Development of the site began in 2023.

“This beautiful new development is just the beginning of a bold transformation—where modern living meets the energy of a thriving downtown,” Town of Oyster Bay Supervisor Joseph Saladino said. “Hicksville is evolving, and we’re making it the place to be.”

The architect of the building is Fogarty Finger, and Schefler said that the company is trying to combine different aspects of Long Island’s architecture into the construction of the project.

“They tried to combine the brick architecture from the North Shore and the hardy plank exterior from the South Shore,” he said.

The project will also have 7,700 square feet of retail space which Schefler said is likely to be filled by restaurants, coffee shops and bakeries. The building is located next to the Hicksville LIRR Train Station and close to the rest of Hicksville’s downtown district.

The Town of Oyster Bay has also approved other housing projects as part of the Hicksville Downtown Revitalization Initiative. Fieldstone at N. Broadway will have 104 units with retail & restaurant space with groundbreaking this year. The Bank of America Building in Hicksville will have 106 units with retail by Bartone Properties with groundbreaking to update the site in 2026. Projects at the West Cherry Townhouses and Chroma Point will also break ground this year.

Alpine also has a project in the pre-construction phase in Westbury.

Alpine said it will to have pay $280,165 in taxes during its first year of operation with that number expected to increase each year.
